New updates in the rental sector
You have probably already heard about the new legislative changes in the rental industry.
According to the approved provisions of the law, which will come into force on January 1, 2024, the business of renting out apartments and apartments to tourists will be significantly complicated and subject to a number of requirements. At the same time, the law does not apply to one-time rentals of more than 100 days, but anything less will fall under its terms.
1. To be able to rent out accommodation to tourists, it is necessary to obtain a special license from the Ministry of Culture and Tourism.
2. In some cases, this license may require the signatures of all neighbors. But the rule of obtaining permission from neighbors is not necessary in complexes with reception, security, swimming pool, etc. It is enough for the management of the complex to give permission and make a decision at the board of directors. But to which complexes this applies, has not yet been determined. Everything will be clarified in practice.
3. All tenants of tourist accommodation (i.e. its temporary users) will be prohibited from renting it out to other individuals on their own behalf and entering into contracts with them. That is, any subletting to individuals will be prohibited.
4. From January 1, 2024, all tourist accommodations must be equipped with a special sign indicating their status.
